Our concept was to design, build and manage a total of 6 seaview mini villas to rent out as suite style rooms in a small and exclusive boutique resort. Demand for the villas has been high as this is the only resort of its type in Koh Tao. The beautiful design of the villas, the lush tropical landscape and the privacy of the location with its proximity to the major tourist town of Sairee has proved to be a very successful combination. In a unique ownership and profit share package we offer the ability to purchase our existing 3 villas or the opportunity to construct one of our new villas on our 2 rai (3,200 sq m) seaview property on Koh Tao. The mini villas are not designed for the purpose of long term living but make ideal investments for those seeking an income from a property abroad while also being provided with a wonderful holiday home for up to 70 days per year. VILLA FACILITIES The villas include the following facilities: Cable TV, Parking, Shared landscaped gardens & walkways and shared reception counter. There is a resort manager, house keeping and gardening staff and continued support and involvement from our management team. The resort enjoys access from Sairee Beach Road and is a short 5-10 minute walk from the beach. Water consumption is metered from our private supply and electricity is provided by the government and is supplemented by a private supply. TERMS AND CONDITIONS OF SALE Each villa purchaser will be offered a 30 year lease by Anankhira Co. Ltd which is the owner of the land. The 30 year lease will be renewable at no additional cost to the villa purchaser save any tax liability arising from the grant of a new lease. The lease will include provisions for each villa owner to protect the design, function and integrity of the resort. For example the demolishing of a villa and its replacement with something different will not be permitted to prevent any interference with the use of and profit from the villa for each individual owner. The villas will continue to be managed by Anankhira Co. Ltd. and we expect that occupancy rates will continue to be in excess of 60% throughout the year. The profit from renting the villas will be divided after the costs of running the resort, electricity and water etc have been paid so that the owner will receive 50% of the profit and Anankhira Co. Ltd will receive 50% of the profit for the management, provision of our website for bookings and for administering the resort on a day to day basis The owner will be entitled to stay in the villa a min. of 70 days during the year. To protect the company owners wishing to use their villa during peak seasons will be asked to pay Anankhira Co. Ltd the costs of their stay including the cost to the company of not being able to book the villa out. Owners are also asked to understand that use of the villa during this time will adversely affect any profits that they may make from their investment. On the basis of a nightly rental rate of 5,500 THB with a 60% year round occupancy investment returns are likely to be approximately as follows:
PAYMENT TERMS 1. Payment Plan A • 10% Deposit payment • 90% Balance payment within 60 days 2. Payment Plan B • 10% Deposit payment • 15% Balance payment by 6 equal installments each month for 6 months • The balance payments will attract a monthly interest rate of 3% 3. Payment Plan C • 10% Deposit payment • 10% Balance payment by 9 equal installments each month for 9 months • The balance payments will attract a monthly interest rate of 4% PURCHASE A NEW VILLA We can construct a new villa with the same basic design and specifications on our remaining sea-view land. Build time will be about 6 months per villa and price for the villa will be available on application once you have been able to sit with our team to work out your own specific requirements.
