Back to rentals The Jivarah Project The astute investor at this time has an excellent opportunity to invest in a small luxury boutique resort project located next to the very successful Thipwimarn Resort. The land plot is approximately 5000 square meters of gently sloping land, with a fantastic 100+ meter seaview frontage (see images from the property here). Background The Jivarah Project was commenced in the beginning of 2006 by the owner of Villa Jivarah, Villa Lipanaa and Anankhira. There is one owner, who is currently seeking one or two investors to help make project Jivarah Koh Tao's premier boutique hotel. Currently construction of a main reception, seaview salas and spa building is 90% complete, however, at this time we are seeking outside investment to start the planning and construction of a 20+ suite boutique hotel with fantastic seaview and a large infinity edge pool. Although a concept is already in place, we are more than willing to re-think key areas and work with potential investors to find a solution which will do justice to this fantastic plot of land. Project Jivarah Concept Drawing  Return on Investment As the overall occupancy of Koh Tao's more luxurious offerings are very high compared to other areas, the potential return on investment for a project of this magnitude is excellent. Due to the limited number of 4-5 Star Properties on the island, rooms of this type are often fully booked for high and peak season and up to 80% booked for other seasons. Based on a 5 Million Thai Baht Investment (20% share) the investor can expect a full return on the investment within 5 years. Investment Details The project is open for investors to invest blocks of 20% ownership of the project for 15 year period. Each 20% block is priced at 5 Million Thai Baht and a maximum of 60% ownership is available to investors. After the 15 years period the investor will have first refusal to renew the ownership for an additional 5 years - 10 years.
